How Veterans Can Stack VA Loan Benefits with VroomBrick Savings

VA-backed loans can mean no down payment and no PMI. VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don't pay an agent commission on the side VroomBrick works with. Here's how the two fit together.

How Veterans Can Stack VA Loan Benefits with VroomBrick Savings

VA-backed home loans come with features that conventional loans don't, and VroomBrick's 1% technology fee changes what the agent side of a sale costs. They're separate things, one is financing and one is how the transaction is staffed, so it helps to see each on its own. We're a technology platform, not a brokerage.

The VA loan features, per VA

According to the U.S. Department of Veterans Affairs (VA-backed purchase loans, as of September 2026), VA-backed purchase loans can offer:

  • No down payment in many cases, as long as the sales price isn't higher than the home's appraised value
  • No private mortgage insurance (PMI) or mortgage insurance premium requirement
  • Fewer closing costs, which may be paid by the seller
  • A reusable benefit: you can use it again if you sell or refinance a home you bought with a VA-backed loan

Eligibility, entitlement, and the terms you get depend on your service history and your lender. Your lender confirms what applies to you, and VA's site explains the program rules. We don't give loan advice or tell you what you qualify for.

The sell side: commissions are negotiable

Every home you buy you may one day sell. If a seller's agent charged 3% on a $400,000 home, that would be $12,000, paid from your sale proceeds at closing. Commissions are negotiable, so your number depends on what you'd have paid.

Where VroomBrick fits in

VroomBrick is a real estate technology platform built by a Navy veteran. Whether you're buying or selling, VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don't pay an agent commission on the side VroomBrick works with.

Technology does the heavy lifting, and you're never on your own. A licensed closing attorney handles your contracts and closing, showing agents schedule your tours, and our team is with you from your first question to closing day. When you sell, a flat-rate MLS broker lists your home, and the dashboard tracks every step.

The fee math on a $400,000 home

If you're selling: On a $400,000 home, a 1% technology fee is $4,000. If a seller's agent charged 3%, that would be $12,000, a difference of $8,000. Commissions are negotiable, so your number depends on what you'd have paid.

If you're buying with a VA loan: VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don't pay a buyer's agent commission. Buyers don't pay VroomBrick's fee. Your lender confirms how each charge appears on your Closing Disclosure.

The VA loan features above are VA's and your lender's, not VroomBrick's. We don't add them up into a single "savings" number because they depend on your loan, your rate, and your situation.

The question: "Is this allowed with a VA loan?"

The VA loan is mortgage financing for the purchase. VroomBrick's 1% technology fee is paid by the seller at closing, from the sale proceeds. VA has specific rules about which fees a veteran buyer can be charged; see VA loan commission rules: who pays what, which is sourced to VA, and your lender confirms how each charge appears on your Closing Disclosure.

  • VA buyers can buy a home through VroomBrick.
  • Sellers, including veterans, can sell through VroomBrick. VroomBrick charges a 1% technology fee for the platform, paid by you at closing, from the sale proceeds. You don't pay a listing agent commission.

Where to start

  1. Read VA's own overview of VA home loans and how to get a Certificate of Eligibility (COE); your lender can also request it.
  2. Run the fee math at your price in the agent commission cost calculator (selling) or the buyer savings simulator (buying).
  3. See how this works in your state on the Virginia, North Carolina, or Maryland veterans page.
  4. When ready, start on the sell page or the buy page.

About VroomBrick: VroomBrick is a real estate technology platform, not a licensed real estate brokerage. VroomBrick does not provide brokerage services, represent buyers or sellers, or hold real estate licenses. Closing attorneys, showing agents, and lender partners are independent licensed professionals. Commissions are not set by law and are fully negotiable. Fee examples are illustrative; your number depends on what you'd have paid. VA loan information is from va.gov as of September 2026; your lender confirms the terms that apply to you.
