Buyer Savings Calculator

VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don’t pay a buyer’s agent commission. When a sale includes more than that for the buyer’s side, the rest can be requested as a credit toward your closing costs if the seller agrees. Commissions are negotiable, so the calculator uses an example rate. Slide to your home price to see the math.

Where your savings come from

Here’s how the model works if the seller has agreed to a 3% buyer’s-side commission (an example rate; commissions are negotiable).

In this example, the seller pays the commissions from the sale proceeds at closing.

† How seller credits work. A seller credit is negotiated and written into your purchase contract. It is limited by your loan program’s seller-concession rules and by your actual closing costs; your lender and closing attorney confirm the amount.

Assumptions: Uses a 3% buyer's-side commission as an example rate, not a standard. Figures are illustrative. VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don't pay a buyer's agent commission. Your credit is the buyer's-side commission the seller agreed to pay (3% in this example) less VroomBrick's 1% technology fee, and depends on the seller agreeing to the credit and your transaction terms. The seller's own listing-agent commission, if any, is separate and unchanged. Real estate agent commissions and fees are not set by law and are fully negotiable. Your seller credit cannot exceed your loan program's seller-concession limit or your actual closing costs. We're a technology platform, not a brokerage, and do not represent buyers or sellers. Available in Virginia, Maryland, and North Carolina.

FAQ

Common questions about the buyer credit

What is the buyer's-side commission?

It is the compensation, if any, paid for the buyer's side of a sale, usually agreed as a percentage of the price. There is no standard rate: commissions are negotiable, so the amount depends on the terms of each sale. The calculator uses 3% as an example you can think of as 'if a buyer's-side commission of 3% were offered.' VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don't pay a buyer's agent commission. If the seller agreed to more than 1% for the buyer's side, the rest can be requested as a credit toward closing.

Do I actually pay the 1% out of pocket?

No. Buyers don't pay VroomBrick's fee; the seller pays it at closing, from the sale proceeds. Your own costs are your down payment and your closing costs (lender charges, title, recording, prepaids), which your lender itemizes. Your closing attorney's fee is part of your closing costs, itemized in your closing documents.

What can the buyer credit actually be used for?

Closing costs you would otherwise pay in cash at the table: lender fees, prepaids (taxes and insurance escrow), title and settlement, and recording fees. Some loan programs also allow a seller credit to be used toward an interest-rate buydown; your lender confirms whether yours does.

What if the seller won't agree to the credit?

A seller credit is a term of the purchase contract, so it only applies if the seller agrees to it. If the seller agreed to pay buyer's-side compensation, the seller pays VroomBrick's 1% technology fee at closing and the rest can be requested as your credit. Your licensed closing attorney handles the contract terms.

How is this different from a buyer's agent rebate?

A traditional buyer's-agent rebate is a partial refund of the buyer-agent commission the agent receives. With VroomBrick there is no buyer's agent and no rebate. VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don't pay a buyer's agent commission. Any credit to the buyer is a seller credit written into the contract and shown on the settlement statement.

Are there caps on seller credits?

Yes. Your loan program (conventional, FHA, VA, USDA) limits the maximum seller concession as a percent of the home price, and your credit cannot exceed your actual closing costs. Your lender and closing attorney will confirm the cap for your specific loan before the credit is finalized.
