Property Tax Relief

Virginia property tax relief for disabled veterans

Virginia exempts from local real estate tax the principal residence of a veteran rated by VA as having a 100 percent service-connected, permanent, and total disability. It is authorized by Article X, Section 6-A of the Constitution of Virginia and set out in Code of Virginia § 58.1-3219.5.

  • Eligibility is a VA rating of 100 percent service-connected, permanent, and total disability.
  • The exemption covers the dwelling the veteran occupies as a principal residence and the land it sits on, up to one acre (a locality may exempt more under related Code provisions).
  • A surviving spouse who does not remarry can also qualify, under the conditions in § 58.1-3219.5(B).
  • A separate exemption covers the surviving spouse of a service member killed in action (Code of Virginia, Title 58.1, Chapter 32, Article 2.4).

How to apply: Applications go to your city or county Commissioner of the Revenue (or real estate assessor), not to the state.

State Programs

Virginia first-time home buyer and down payment assistance

Virginia Housing is the state's housing finance agency. If you are searching for first-time home buyer programs or down payment assistance in Virginia, its homebuyer pages are the primary source. Eligibility, income limits, and availability are set by Virginia Housing and change over time, so check each program page directly.

  • Down Payment Assistance Grant: A Virginia Housing grant toward a down payment for eligible buyers.
  • Closing Cost Assistance Grant: A Virginia Housing grant toward closing costs. Virginia Housing notes it can be paired with its VA-guaranteed loan for eligible borrowers.

How VroomBrick Works

How VroomBrick works for Virginia military families

We’re a technology platform, not a brokerage. Here is what the platform gives you, whether you are buying with a VA loan or selling ahead of a PCS move.

Licensed closing attorney

An independent licensed attorney handles the contract, title review, and settlement. VroomBrick does not negotiate contracts or represent you.

Showing agents and a dashboard

Showing agents get you into homes, and every milestone, document, and deadline sits in one transaction dashboard.

Remote closing and POA support

Support for remote closings and power of attorney, for when orders move you before the closing date does.

The fee

Whether you’re buying or selling, VroomBrick charges a 1% technology fee for the platform, paid by the seller at closing. You don’t pay an agent commission on the side VroomBrick works with. On a $400,000 home, a 1% technology fee is $4,000. If an agent on your side charged 3%, that would be $12,000, a difference of $8,000. Commissions are negotiable, so your number depends on what you’d have paid.

On a VA purchase, the seller pays the 1% fee at closing, and VA rules decide which charges the veteran may pay; your lender confirms how each charge appears on the Closing Disclosure.
